COMMERCIAL PROCESS

Phase 1 — Pre-Construction
This is where successful projects are built, before a single trade sets foot on site. During pre-construction we conduct a thorough assessment of your space, develop a detailed scope of work, and create an accurate project budget. Every commercial sector has its own specific requirements and we account for those from day one, whether that’s food service compliance for a restaurant, clinical specifications for a medical office, or acoustic considerations for an entertainment space. For projects requiring new layouts or design work, we collaborate directly with the design team to develop plans that are functional, on-brand, and buildable within your budget. We manage all permit applications and regulatory approvals, coordinate with your landlord or property manager where required, and develop a detailed construction schedule before work begins. By the time pre-construction is complete, every decision has been made, every trade has been selected, and your project is ready to execute without surprises.
Phase 2 — Construction
This is where the plan becomes reality. RRCM manages every aspect of the construction phase so you can stay focused on your business. Your dedicated project team coordinates all trades and vendors according to the approved schedule, manages material deliveries, and conducts regular site inspections to ensure quality standards are maintained throughout. You receive consistent progress updates through our project management platform, giving you real-time visibility into your project without having to be on site. If unforeseen conditions arise, you hear from us immediately with a clear explanation and a solution. Your approval is always required before anything changes. Every subcontractor and trade on your site has been vetted by RRCM and is held accountable to our standards at every stage.
Phase 3 — Completion & Handover
Before we consider a project complete, it has to meet our standard, not just yours. Our team conducts a comprehensive quality control inspection of every scope of work before we schedule your final walkthrough. During the final walkthrough we review every detail of the completed space with you, address any outstanding items, and ensure you are fully satisfied before we close out the project. We manage all final inspections and municipal sign-offs, compile all project documentation and warranties, and hand everything over to you in one organized package. Your space is ready to operate from day one.

RRCM Construction Management was founded in Toronto in 2014. Over 12 years we have built a reputation for delivering commercial construction projects across the Greater Toronto Area with the discipline, transparency, and accountability our clients deserve. As our firm has grown we have expanded our operations to South Florida, allowing us to serve clients across both markets with the same professional standards and project management systems that built our reputation.
What types of projects does RRCM Construction Management handle?
We specialize in commercial general contracting, tenant improvements and build-outs, design-build, and construction management for office, retail, and hospitality clients across South Florida and the Greater Toronto Area. We also deliver premium residential renovations for kitchens, bathrooms, basements, and full interior transformations for a select group of residential clients.
Do you handle permitting?
Yes. RRCM manages all permit applications and regulatory approvals as part of our standard process. We coordinate directly with the relevant municipal authorities and ensure all required permits are in place before construction begins. You do not need to manage this yourself.
How do you select and manage your subcontractors and trades?
Every subcontractor and trade partner we work with is carefully evaluated for experience, qualifications, and professional standards before we bring them onto a project. Many of our trade partners have worked with us across multiple projects and understand our expectations. We maintain an ongoing assessment process and collect client feedback after every project to ensure our trade network consistently meets the standards our clients deserve.
How do you handle changes or unforeseen conditions during construction?
In construction, unforeseen conditions can arise. When they do, you hear from us immediately. We provide a clear explanation of what was found, present your options, and give you a fair assessment of any cost or schedule impact. Nothing changes on your project without your explicit approval. Our pre-construction planning process is specifically designed to identify and address potential issues before construction begins, minimizing the likelihood of surprises during the build.
How do you keep clients informed during a project?
We use industry-leading project management platforms to keep every aspect of your project organized and visible. You receive regular progress updates throughout the build and have direct access to your project team at all times. You will never have to chase us down for an update — we come to you.
Are you licensed and insured?
Yes. RRCM Construction Management operates with full licensing and insurance in both South Florida and the Greater Toronto Area. Every trade and subcontractor we bring onto your project carries the appropriate licensing and insurance for their scope of work. Your investment is protected at every stage.
What does the payment structure look like?
Our payment structure is tied to project milestones rather than arbitrary dates. A deposit is required to secure your place in our schedule and authorize the project. Progress payments are structured based on the specific phases of your project and are outlined clearly in your contract before work begins. Final payment is collected only after the final walkthrough and your confirmation of satisfaction with the completed work. For Owner’s Representative engagements, fee structures are tailored to the specific scope of the project and discussed during your Project Discovery Call.
Do you offer warranties on your work?
Yes. RRCM stands behind the quality of our work. Warranty coverage varies depending on the scope and type of project and is outlined in your project contract. We use quality materials suited to the specific demands of your space and our craftsmanship standards are maintained throughout every project. If an issue arises after completion we are a phone call away.
What is the difference between General Contracting, Construction Management and Owner's Representation?
These are three distinct services that serve different client needs.

As your General Contractor, RRCM holds all trade contracts and takes full legal responsibility for delivering your project from start to finish. You have one contract with us and we handle everything underneath it.

As your Construction Manager, RRCM manages and oversees all trades and vendors on your behalf while you retain direct contracts with each party. This gives you greater cost transparency and contractual control while still having RRCM’s expertise managing every aspect of the build on the ground.

As your Owner’s Representative, RRCM manages your entire project team on your behalf — your general contractor, architect, designer, engineers, and all consultants. We don’t build and we don’t manage trades directly. We sit above the entire process representing your interests, ensuring every party is aligned, accountable, and working toward your goals. You make the key decisions. We handle everything else.

Yes. RRCM provides Owner’s Representative services for commercial and residential clients who need an independent advocate overseeing their construction project. As your Owner’s Representative we manage contractor selection, review invoices and change orders, attend site meetings, and ensure your project is delivered in your best interest from pre-construction through final handover.
